This 2,496 SF remodel at 10260 West Broad Street is one store in an ongoing run of Dunkin' remodels and new builds we deliver with the same franchise construction team — several remodels and new stores moving in parallel across the region. That continuity is the point: every store teaches us something, and the next set of drawings starts smarter. The scope here expands the seating area (yes, this Dunkin' has a rentable conference room), reworks power and lighting, and updates plumbing and gas for the refreshed kitchen line.

Reuse Verified, Not Assumed

The store keeps its existing hood, rooftop units, and oven — but we verified that against the actual brand equipment package instead of trusting a note on someone else's drawing that said "new." On the utility side, we ran the existing-building-code analysis (Alteration Level 2) on whether the added plumbing and electrical load legally triggers service upgrades, documented our connected-load calculations against the existing water service and panels, and confirmed the site's dual gas services and grease trap capacity in the field. That analysis is what protects an owner from being told to buy a utility upgrade the code never required.

Standards That Pay Off on Every Future Store

Two hard-won lessons from earlier stores are baked into these drawings. Domestic water runs as a clean backbone — one hot, one cold, one recirculation line with drops to each machine — replacing the home-run-to-every-coffee-brewer maze that made earlier stores expensive to pipe and miserable to service. And the drive-thru menu board, a notorious coordination failure point where three separate vendors (power, digital display, and headset/communications) each demand their own conduits into one small post, gets a single buildable rough-in detail developed with the contractor and owner — drawn correctly once, then standardized across every store that follows.
