Project Spotlight

Design details.
Overview
This project involved the Electrical and Plumbing design for the adaptive reuse of an existing building, transforming it into Parlay Sports Bar & Graybo's Sports Cards, a dynamic venue that blends a sports bar and sports memorabilia shop. Located in the lively Scott's Addition neighborhood of Richmond, VA.
Mechanical
The mechanical systems were existing to remain. They consisted of three five ton split systems with fresh air ducted to the return side of the equipment.
Electrical
This building is served by an existing 600 amp 120/208 WYE service. The design was limited to an NEC 220 load study and branch circuit modifications.
Plumbing
The domestic system enters the building as a 1 1/4" water main fed through an RPZ mounted directly over the mop sink. The drainage system was existing to remain with an existing grease trap under the triple sink. The modifications were limited to a few new fixtures for the bar and kitchen. The design included a load study of both the domestic and sanitary systems. No facility upgrade was required after completion of the load study.
